- My home inspection found several defects. Does the seller have to fix them?
- No. A motivated seller may repair all or some defects. However, sellers can refuse to make any repairs. If the seller refuses to make repairs, you must decide what action to take. Your options are outlined in the home inspection contingency portion of the purchase contract. You may be able to negotiate a lower purchase price, or you may wish to move forward with the purchase contract as-is. In some cases, the contract may be canceled altogether.
